For Property Owners & Investors
Turn your project into something you can actually build.
George Street works with homeowners and real estate investors who need experienced help taking a renovation, addition, or property improvement from an idea through design, permitting, coordination, and construction.
Some clients come in knowing exactly what they want to build. Others know what is not working but need help determining what is possible, what the project requires, and who needs to be involved.
I can help define the project, develop the design and drawings, coordinate the people and information around it, and stay involved as the work moves toward construction.
For owners who already have architects, engineers, contractors, or other professionals in place, George Street can also work strictly on the owner’s side, helping manage the project, coordinate the team, evaluate what is happening, and protect the owner’s interests.
Residential Design & Project Support
George Street can help develop your idea into a coordinated project.
- Existing-condition review and documentation
- Space planning and test fits
- Renovation and addition design
- Kitchen, bathroom, attic, basement, and whole-house planning
- Residential additions and reconfiguration
- Zoning and code research
- Drawing development and construction documents
- Permit drawings and submission support
- Building-department comment coordination and revisions
- Structural and other consultant coordination
- Contractor coordination
- Construction-phase drawing support
- Punch-list and closeout support
The level of involvement depends on the project. Some clients need help getting from an idea to a permit-ready drawing set. Others need someone who can remain involved through contractor coordination and construction.
Owner’s Project Advisory
George Street can represent and advise owners throughout planning, design, preconstruction, and construction while the project’s architects, engineers, contractors, and other professionals remain responsible for their respective scopes.
- Project planning and scope definition
- Architect, engineer, and contractor coordination
- Proposal and scope review
- Budget and schedule review
- Owner decision tracking
- Design and documentation review from the owner’s perspective
- Preconstruction coordination
- Meeting participation and follow-through
- RFI, submittal, and issue visibility
- Change-order review and coordination
- Construction progress and open-item tracking
- Identifying gaps between consultants, contractors, and the owner
- Problem-project assessment and recovery support
- Punch-list and closeout coordination
- Direct reporting and recommendations to the owner
The objective is straightforward: give the owner someone who can understand what is happening across the project, ask the questions that need to be asked, and help keep decisions and responsibilities from falling between the cracks.
This advisory role can also support larger or more complex projects where George Street is not providing the project’s design documents.
The engagement is based on the responsibility you need George Street to carry, not simply the size of the building.
Coordinating the Right Project Team
Some projects require structural engineers, surveyors, civil engineers, mechanical or electrical engineers, licensed architects, or other specialized professionals.
George Street can help identify when those disciplines are needed, coordinate their involvement, and keep their work connected to the larger project.
When a project requires professional services outside George Street’s permitted scope, the appropriate licensed professional must be engaged.
NOT A LICENSED ARCHITECT. George Street CS, LLC and Anthony Gayle are not licensed architects and do not offer or represent themselves as providing licensed architectural services.
CONNECTICUT PROJECTS. Under applicable Connecticut law, certain work is exempt from the requirement that plans and specifications be prepared by a licensed architect. These exemptions include certain residential buildings providing dwelling space for no more than two families and certain other qualifying buildings with a total area of less than 5,000 square feet, subject to statutory use and occupancy limitations. Building-design, drawing, and permit-related services for Connecticut projects are provided only where permitted under applicable Connecticut law and local requirements. Projects requiring services outside that permitted scope must involve the appropriate licensed design professional. Local building departments and other authorities may impose additional requirements applicable to an individual project.
PROJECTS OUTSIDE CONNECTICUT. Architectural licensing requirements, exemptions, and the scope of work that may be performed without a license vary significantly from state to state. Some states have narrower residential exemptions than Connecticut, and some have no comparable exemption. George Street does not represent that services permissible in Connecticut are permissible in other states. For projects located outside Connecticut, it is the mutual responsibility of George Street and the client to confirm that the proposed scope of engagement complies with the licensing requirements of the state where the project is located before work begins. Where a project requires licensed architectural or engineering services under the applicable state’s law, the appropriate licensed professional must be engaged.
NOT INVESTMENT, FINANCIAL, OR REAL ESTATE ADVICE. George Street provides project support, project coordination, design services within its permitted scope, and owner’s advisory services. George Street does not provide investment advice, financial advice, real estate brokerage, appraisal, or other regulated financial or real estate services. References on this website to property ownership, real estate investment, capital decisions, or related experience reflect Anthony Gayle’s personal background and perspective. They are not offered as and should not be relied upon as investment, financial, or real estate advice. Clients should consult qualified professionals for investment, financial, tax, and real estate decisions.
PROJECT OUTCOMES. The residential project experience, permitting history, cost estimates, and project descriptions on this website are specific to those projects and the conditions under which they were performed. They do not guarantee similar results, timelines, costs, permitting outcomes, or building-department approvals for any future project. Every project is subject to its own site conditions, regulatory requirements, building-department interpretations, contractor performance, material availability, client decisions, and other variables outside George Street’s control. George Street will coordinate with licensed architects, engineers, and other professionals when required.
